Garage Door Repair

What are the most common garage door repairs?

The most common garage door repairs are broken torsion springs, frayed lift cables, worn rollers, doors off track, damaged panels and garage door not opening up. Broken springs account for the largest share of repair calls we take.

Springs do roughly 95 percent of the lifting on a door that can weigh between 130 and more than 400 pounds. The opener handles only the last 5 percent. That is why a door with a snapped spring feels immovable, and why lifting one by hand is a genuine risk rather than an inconvenience.

How much does garage door repair cost?

Spring replacement runs $250 to $850, depending on the spring type and whether the door uses one spring or two. Cable and roller replacement both fall in the $150 to $300 range. Opener repairs typically run $100 to $300. Every figure is the total price including parts, labor and tax. Estimates are free and you get a firm price before any work starts.

Emergency and Same Day Repair

Do you offer same day garage door repair?

Yes. We run emergency and same day service seven days a week across all three states, and most same day calls are booked and completed within a few hours.

Doors rarely break at convenient hours. A spring lets go at six in the morning with both cars shut inside. A door jams halfway down on a Friday night and leaves the house open to anyone walking past. Treat it as urgent if the door is stuck open, will not close, or has a visibly broken spring or cable. A two spring door running on one good spring is carrying load it was never designed to carry alone, and the second spring usually follows.

Garage Door Openers

Should I repair or replace my garage door opener?

Opener repair makes sense when it is under about ten years old and the fault sits in a single component, such as a logic board, a worn gear set, a limit switch or a pair of knocked out of line safety sensors. Most of those repairs run $100 to $300. Replace the unit once it is past its working life, or once the repair approaches half the cost of a new opener.

A properly balanced door gives an opener 12 to 20 years. An unbalanced door cuts that to 5 to 8 years, because the motor spends every cycle lifting weight the springs should be carrying. Chain drive opener replacements run $500 to $1,000 installed. A smart belt drive unit with a camera and phone control runs $700 to $1,200 installed.

New Garage Doors and Installation

What garage door materials can I choose from?

Our garage door installation services include steel, wood, wood composite, aluminum, fiberglass and full view glass doors. Steel offers the best balance of durability and value, wood delivers the strongest visual result, wood composite splits the difference, and fiberglass holds up best where salt air is a factor.

A new door or replacement changes the front of a house more than almost anything else at the price, and it is one of the few improvements that returns most of its cost at resale. We carry CHI, Clopay, Amarr, Wayne Dalton and Martin among others. The full job, meaning old door out, new door and hardware in, opener reconnected and the door balanced, is usually finished in a single day. Financing is available, and the $250 off coupon applies to a new door installation.

Maintenance and Tune Ups

How often should a garage door be serviced?

Once a year for a typical household. A standard torsion spring is rated for roughly 10,000 cycles, which works out to about seven years for a family opening the door four times a day. High cycle springs are rated to 75,000 cycles and last considerably longer.

A lube and tune covers lubrication, hardware tightening, balance and spring tension checks, and safety sensor and auto reverse testing. It runs $95 to $195. Nearly every emergency call we take was preventable at that price. If you would rather not have to remember to book it, the maintenance plan includes an annual tune up plus priority scheduling, at $19.99 a month per door.

Accessories and Upgrades

What can be added to an existing garage door?

Insulation, retractable screens, keypads, remotes, backup batteries, smart home control, overhead storage racks, decorative hardware and theft protectors can all be fitted to a door that is already in place.

Insulation makes a measurable difference in a garage that bakes through a Phoenix or Sacramento summer, and in any room sitting above it. A retractable screen turns the garage into usable space without letting insects in. Most of these are short appointments, and several can be handled alongside a repair or tune up that is already on the books.

FAQ

What garage door services do you offer?

We cover six areas: garage door repair, emergency and same day service, opener repair and installation, new door sales and installation, maintenance and tune ups, and accessories and upgrades. Repairs include springs, cables, rollers, tracks, panels, hinges, safety sensors, keypads and remotes.

Yes. We service every major door and opener brand regardless of who installed it, including CHI, Clopay, Amarr, Wayne Dalton, Martin, LiftMaster, Genie, Chamberlain, Linear and Marantec.

Same day in most cases. We are open seven days a week and run emergency service outside normal hours. A door that is stuck open, will not close, or has a visibly broken spring or cable should be treated as urgent.

No. Estimates are free, and you get a firm price before any work begins.

Repair if the door itself is sound and the fault is limited to hardware such as a spring, cable or roller. Replace if panels are cracked or rusted through, the door is badly out of square, or repairs are becoming frequent. A technician will tell you plainly which applies rather than defaulting to the more expensive answer.
